Loss Date: March 11, 2026 Time Discovered: Approx. 12:00 PM Insurance Carrier: Progressive Potential Builder Involvement: Lennar (home completed in 2023) Property Type: Newly built single-family home Year Built / Completed: 2023 Basement Type: Full unfinished basement Loss Description: Customer reported entire basement flooded after recent storm. Sump pump has been constantly cycling, which customer states is not normal. Water appears to be actively coming up through a crack/control joint in the basement slab. Basement is unfinished with foundation walls exposed. Water is clear at time of report. Suspected Source: Post-storm groundwater / seepage intrusion through basement slab crack or control joint. Possible sump pump / drainage issue. Possible workmanship / builder defect due to new construction. Affected Areas: • Entire unfinished basement • Approx. 1,200 SF affected • Water visible throughout basement floor area Customer Notes / Key Facts: • Home built by Lennar • Customer reports crack/control line in basement floor where water appears to be bubbling up • Sump pump is constantly recycling • No water touching wall outlets per customer • Some stored contents / sentimental items may be affected • Basement mostly unfinished, which may allow drying in place • Customer concerned about workmanship / warranty issue Water Category (Initial Report): Reported as clear water by customer, but team should evaluate in field and proceed with appropriate safety precautions. We had a mitigation company (Big Shoulders Restoration, copied above) and plumber (TR Miller) service our basement on Wednesday, March 11 and Thursday, March 12, 2026. Attached is the plumber's invoice, per your request, confirming the water overflow/ discharged from the sump pump caused the loss. Hi Aryelle and Santwon, I wanted to confirm the scope and pricing for the services we will be providing. At this time, we will not exceed $3,000 for the project unless there is a material modification to the scope, such as an additional water loss or other unforeseen conditions that significantly change the work required. We will be submitting a full estimate to the insurance carrier that reflects the standard market pricing for the services performed. However, we will be applying a friends and family discount, bringing the total cost for the services to $3,000. If additional drying time becomes necessary beyond the initially anticipated timeframe, any extended monitoring or equipment management would be billed at a reasonable and industry-average rate of $40 per hour for the additional time required.
